Today more than ever more and more people are behind on their mortgage payment.  While some opt to just walk away from their homes its important to know there is help for you.  There is no point in ignoring court documents or phone calls at some point it will catch up to you and could leave you homeless.

As a trained professional and short sale specialist there are a few things you can do to prevent a foreclosure on your credit report that could impact your future home purchase. 

• Shortsale - Selling your home at a price agreed by the bank but less that what is owed on the mortgage.
• Deed In Lieu of Foreclosure - A process to return the home back to the bank and the bank sell the property
• Loan Modification - an appraisal is done and the loan is modified based on value today with stipulations on selling the home in the future.

While I gave a brief description of each option please note that each option is a bit more complicated than what is presented here.  Its important that you talk to a professional real estate agent who can explain the differences and the best option for you.
