This highly sought after area, which is zone for 221 homes, will provide only 112 single family homes.

Along Hensel Hills and Rolling Hills, neighboring prestigous communities, the developer will offer what they are classifiying as "luxury residential

homes" and will boast large lot sizes with a minimum of 1/2 acre lots.  Homes on larger lots sizes such as this are in high demand in this area.

The remaining homes in the subdivision will offer a minimum of 1/3 acre lots and all of the homes will have a 2000 square foot living space minimum.

Imagine a brand new beautiful home, close to all that Port Orange as to offer, in the best school districts without the zero lot lines that most other new developments in this area offer.  Serenity Hills will be close to lots of shopping, excellent restaurants, just miles from the beach and in the heart of Port Orange while still remaining a very quite, peaceful area.  I will continue to keep my blog updates as new information comes in about this new development, Serenity Hills.

The builder states that they are dedicated to the preservation of the area and plan to improve the appearance on Hensel Road.

Below you can find information on the developers formal presentation if you would like to attend.  I will be there and would love to meet you as well.  Come see me and we can talk about the great opportunity with this new development.

Developer Community Meeting for the Proposed Serenity Hills Subdivision:

The developer of the proposed single-family subdivision (Serenity Hills) located on the east side of Hensel Road, south of Hensel Hill Drive is hosting a Community Meeting on September 3, at 7pm, at the Port Orange Lakeside Community Center (1999 City Center Circle, Port Orange). A formal presentation on the proposed single-family subdivision will be made at 7pm and then residents can review the proposed plan with the development team, provide comments, and speak with the development team. Please email Clay Ervin at cervin@zevcohen.com if you have any questions or comments in advance of the Developer’s meeting. This is the developer’s meeting and not an official meeting of the City of Port Orange and no official actions will be taken.

The developer indicated to staff they dropped-off the attached information to the property owners adjacent to the proposed single-family subdivision but also asked staff to let anyone who requested information about the proposed single-family subdivision know about the developer’s community meeting. Therefore, if you live adjacent to proposed single-family subdivision you may have already received the attached information.
